About the role
Reporting to the Contract Manager the
Asset Manager supports the delivery of FM services in accordance with contractual obligations by managing the integration of asset management and maintenance information to:
define the tactical asset strategy / lifecycle and/or make informed decisions on best practice frequency and priority of planned maintenance,
monitor assets to trigger reactive maintenance,
monitor condition to drive corrective maintenance,
Provide Lifecycle replacement programmes and recommendations
The duties and responsibilities will vary according to the current needs of Ventia, however, some of the main areas will be involved in are as follows:
Develop Whole of Life plans within the Integrated Management Plan to extend the life of all required Auckland Council assets where possible.
Monitor and review asset management outputs and provide asset maintenance advice to support the development of Ventia’s Asset Management Framework and Strategy.
Ensure systems used to support service delivery are structured to minimise duplication, encourage data capture and analysis, and are used to their full potential.
Review costs incurred by Ventia and the client that are associated with providing the Full Facilities contract and develop, review and recommend strategies for improving the performance of all portfolio assets
Manage a team of Maintenance Coordinators and Work Schedulers to co-ordinate / communicate Asset Management strategy through the VTNZ Work Management Centre.
Understand in depth Ventia’s contractual requirements and actively advise Ventia of commercial opportunities
Liaise with Ventia Corporate Support functions to coordinate Asset Management approach and implementation of ISO 55001 in line with Ventia AI&S Division FM strategy.
Actively create and maintain positive working relationships with all stakeholders and represent Ventia as a professional, responsive and committed resource to the success and continuous improvement of the FFM Contract
Maintain Safe and Healthy workplace in accordance with VTNZ HSEQ / ER policy and exercise PCBU responsibility
To start with you’ll have a tertiary qualification in Asset Management, engineering or an equivalent discipline.
You will have credible experience in relevant industries and your key skills and experience will include:
Proven experience in the full life cycle management of a large and diverse portfolio of assets which could include anything from a park bench or walking track to an HVAC system or generator.
Broad experience in the facilities Management sector and knowledge of service regulations and statutory obligations
Highly developed general business management skills including finance and computer literacy, proven leadership and interpersonal skills and the ability to train, coach and develop staff, and knowledge and understanding of work planning and scheduling practices and procedures
Sound commercial acumen with the ability to analyse data and make business recommendations.
Credible knowledge and experience of working within a contracted service delivery model Proven ability to establish and maintain effective customer relationships at senior levels.
You will be results-driven, with the ability to influence and manage a range of internal relationships.
